What is occupied-home staging?
Occupied-home staging is for lived-in homes where the sellers are still living in the property when it hits the market. The focus is on editing, layout, and styling what you already own so the home feels calm, spacious, and photo-ready.
Why stage in a seller’s market? Won’t it sell anyway?
Listing photos are the first showing. Staging helps a home stand out online and creates a stronger emotional pull by making spaces feel welcoming, and easy to imagine living in. That often means more buyer interest, a faster sale, and a better price.
Will I have to buy all new décor or furniture to stage?
Not usually. The goal is to keep changes strategic and cost effective. Most results come from editing, rearranging, and thoughtful styling. If anything is recommended to purchase, it’s optional and targeted.
What happens during a Pre-Listing Consultation?
It’s a hands-on walk-through focused on what will make the home feel most marketable in photos and showings. You’ll receive a ranked Top 10 priority plan that keeps prep clear and manageable, with practical recommendations that prioritize impact without unnecessary spending.
How should the home be prepared before a Pre-Listing Consultation?
Before the appointment, sellers receive a Client Care Package by email with general room-by-room guidance and simple prep checklists, so the consultation time can be spent making decisions and setting priorities. There’s no need to deep-clean or start major packing beforehand. The most helpful prep is simply having a notepad ready to take notes during the walk-through and a few empty boxes or bins on hand so we can quickly corral items as we go. If possible, it’s best to wait on major packing until after the consultation, because I’m great at “shopping the home” and often repurposing items you already own for staging.
What if my home feels cluttered or my furniture isn’t perfect?
That’s common in real homes. The goal is always to leave you in a better position than where you started. I’ll help you prioritize what matters most so the fixed assets of the home are highlighted instead of your belongings.
What is Photo Day Polish?
Photo Day Polish is the final, camera-focused sweep for sellers after the top 10 recommendations are complete (or mostly complete). It’s best scheduled right before the photographer arrives so everything looks fresh and photo-ready and nothing enters the frame that would be a distraction.
Paint Color Consultations
How does a Paint Consultation work?
We start with a quick phone call and photos. I plan your color direction and order samples (typically up to a week), then we meet in your home to confirm colors in your lighting. You’ll receive a written Color Plan so you can move forward with confidence.
How many rooms are included in a Paint Consultation?
There’s an option for up to four rooms and a whole-home option for larger projects. I’ll recommend the best fit based on your goals and the size of the home.
What do I receive after a Paint Consultation?
A clear plan with paint color names/codes, where each color goes, and guidance that makes it easy to purchase paint or work with a painter.
Can paint be addressed during a Pre-Listing Consultation?
Yes. A few strategic, resale-smart paint recommendations can be included in a Pre-Listing Consultation. If the project involves many rooms or whole-home coordination, a dedicated Paint Consultation is the best fit so there’s time to do it properly.
Styled for Living
What is Styled for Living?
Styled for Living is a do-it-with-you layout and styling session for homeowners staying in the home. Together, we edit, rearrange, and restyle using what you already own, then you’ll have a simple plan to finish the remaining touches at your own pace. This service is perfect if you need a little push in the right direction, whether you’ve lived in your home for 30 years or you’ve just moved in and want a home that feels pulled together, with a clear vision and high-impact updates that don’t require major spending.
